Terms for SBA 504 loans are either 10 or 20 years.
For projects where the amount of real property exceeds 50% of the total project, 20 years is the term, unless otherwise desired. For projects where the amount of machinery and equipment or furnishings and fixtures exceeds 50% of the total project, 10 years is the only term available.
Interest rates are based on the 5 and 10 year Treasury Bill
rates. Those rates are then negotiated with the investors who will purchase the Debenture, and a small spread is added. The following is a chart of the current rates for the last quarter on 20 year Debentures:
